Our Process

Phase 1: Vision and Planning

1. Initial Consultation: Our journey begins with a comprehensive consultation where we discuss your vision for your dream home. We'll explore details such as the number of bedrooms, the inclusion of a basement or bonus room, and spaces for work-from-home needs. Please share your budget, timeline, and any special requirements or desires to ensure we capture the essence of your dream.

2. Assessment:  We conduct an in-depth assessment, whether it's through a walkthrough of your current home or a tour of one of our recent projects. This helps us understand your preferences by observing how you interact with your current living spaces or by showcasing the possibilities available through our work.

3. Preliminary Planning: GreenBelt Custom Homes will develop initial pricing and a preliminary timeline based upon your floorplans. If you don't have floorplans, we can help develop some for you This step gives you a tangible glimpse of how your dream might materialize.

4. Blueprint Development (if needed): If your project requires custom architectural design, our architects will begin creating preliminary and final blueprints, engaging in a collaborative process based on your feedback and our professional insights.

Phase 2: Financing & Contractual

5. Deposit: Upon approval of the plans, a deposit is required to formalize our partnership and cover the costs associated with detailed planning, design, and initial project setup. Many builders charge hourly, but we believe a flat deposit is the best way to move forward. 

6. Build Proposal: A detailed cost breakdown is delivered, incorporating vendor quotes, subcontractor estimates, and your chosen finishes, ensuring transparency and alignment with your expectations.

7. Sign on the Dotted Line!  Once you are satisfied with the detailed plan and costs, we'll review and sign the construction contract, officially beginning the transformation of your vision into reality.

Phase 3: Rough Construction

1. Breaking Ground: With the contract signed, we begin with site preparation, including staking out the lot, land preparation, and obtaining the requisite permits to start construction.

2. Foundation and Framing: We lay the foundation, either through concrete pouring or block work, followed by framing, where your home begins to take shape with the addition of walls and windows.

3.  Plumbing and Electrical Rough-In: The installation of basic systems like plumbing and electrical begins, setting the stage for the functionality of your future home.

4. Roofing: The roof is installed, offering protection and signaling significant progress in the construction process.

Phase 4: Home Stretch

1. Finishing Touches: This phase includes installing drywall, applying exterior finishes like masonry and siding, and fitting out interiors with cabinetry and trim work.

2. Flooring, Lighting, and Fixtures: We focus on the finer details inside your home, installing flooring, lighting, and plumbing fixtures to personalize and complete your living spaces.

3. Completion:  Landscaping is finalized to enhance curb appeal, while interior details such as wall tiles and paint are completed, marking the near-end of construction.

Post Construction

1. Final Inspection and Handover: A thorough final inspection is conducted to ensure all aspects of the construction meet our standards and your expectations. Upon passing inspection, we officially hand over your new home.
